HD Properties Terms and Conditions

The guest assumes that he/she is aware that the use of the property in which he/she will be staying is governed by Decree-Law No. 128/2014, created by the legal regime governing Local Accommodation.

1. Reservation

1.1 The reservation amount will be detailed in the confirmation email sent to the guest after payment of 30% of the total amount.

1.2 The remaining 70% must be paid up to 30 days before check-in.

1.3 Dates will be blocked for 24 hours. If payment is not confirmed within that period, the reservation will be automatically canceled.

1.4 Last-minute bookings (up to 24 hours before check-in) are subject to availability and, once made, cannot be canceled.

1.5 The actual number of guests must be indicated at the time of booking. If not specified and additional materials (e.g., bed linen) are requested, delivery may not be possible on the same day.

1.6 Prices may change without prior notice. However, once the reservation is confirmed, the quoted amount is guaranteed.

1.7 The minimum number of nights varies depending on the season.

1.8 We provide baby cribs and high chairs upon request, at an additional cost of €20 per unit, per stay.

2. Payment Methods

Cash, bank transfer or credit card.

3. Booking Conditions

3.1 The person responsible for the booking must be at least 25 years old and stay at the property throughout the reservation. The absence of an adult over 25 may result in immediate cancellation without refund.

3.2 A security deposit is required at check-in to ensure proper use of the property:
• €200 for apartments
• €400 for houses
The deposit will be refunded within a maximum of 7 business days after check-out, via one of the payment methods mentioned in section 2, provided no damages are found.

3.3 The inspection of the property will be carried out by HD Properties after the guest's departure, with or without their presence, depending on HD Properties’ availability. The guest is responsible for any damages identified during the inspection, including those caused by companions or visitors. In the event of damages, the corresponding amount will be deducted from the deposit. If the cost exceeds the deposit, the guest agrees to pay the difference upon presentation of proof by HD Properties.

3.4 The following are not permitted:
• Pets
• Smoking indoors
• Parties or events

3.5 Check-in: from 3:00 p.m. to 9:00 p.m. (free of charge)
• Early check-in and late check-out: free, subject to availability
• Late check-in (payable in cash upon arrival): o From 9:00 p.m. to midnight: €20 o After midnight: €35

Key delivery may occur via office, self check-in (if available), or in person

4. Proof of identity

4.1 Guest and companion identification must be provided before or at check-in. Failure to do so may prevent access to the accommodation.

4.2 For Portuguese citizens: ID card or passport is required. For bookings over €1,000, the taxpayer number (NIF) is also required.

4.3 For foreign citizens: EU ID card or passport is required. Information will be reported to SEF (Portuguese Immigration and Borders Service), in accordance with Article 15 of Law No. 23/2007.

5. During your stay

5.1 The following are strictly prohibited:
• Parties or loud noises (e.g., loud music)
• Exceeding the maximum allowed number of guests
• Rearranging furniture or decorative items
• Disregarding quiet hours: from 10:00 p.m. to 9:00 a.m. In case of neighbor complaints or police intervention, HD Properties may cancel the stay immediately, without refund.

5.2 For stays longer than 7 days, a change of bed linen and towels is included. Extra cleanings are subject to availability and additional fees (contact the office for rates).

5.3 The guest must allow HD Properties staff to access the property for necessary inspections or repairs during the stay.

5.4 The guest and their companions are responsible for any damages to the property or common areas. If damages exceed the deposit amount, the guest must pay the difference upon presentation of proof.

5.5 HD Properties is not responsible for loss, theft, or damage to personal belongings, nor for public service failures (water, electricity, gas, internet) or problems in common areas (e.g., pool, construction work, etc.).

6. Charges applied

6.1 Lost or damaged items:
• Bath towel: €10
• Face towel: €7
• Bath mat: €5
• Sheet set: €25
• Pillowcase: €7
• Duvet: €40
• Keys: €40
• Garage remote: €60
• Access card: €30

6.2 Call-outs due to guest errors (e.g., lost keys, keys locked inside) will incur a minimum charge of €20.

6.3 Forgotten items may be shipped within 15 business days after check-out. Shipping costs are the guest’s responsibility.

6.4 The property must be left in good condition, with no unwashed dishes or trash. Otherwise, a cleaning fee may apply (contact the office for details).

7. Cancellation policy

7.1 Free cancellations up to 30 days before check-in. Between 30 and 1 day(s) before check-in, the platform’s cancellation penalties apply. For direct bookings, the penalty is 100% of the amount paid. Reservation dates may be changed up to 30 days before check-in, maintaining the same number of nights and subject to availability and pricing for the new dates.

7.2 HD Properties may cancel the reservation if the property becomes uninhabitable (technical failures, natural disasters, etc.). The guest will be informed immediately and fully refunded. Alternative accommodation may be offered, subject to availability. HD Properties is not liable for any additional costs resulting from the cancellation
